For many of us, waking up on New Year’s Day in a new home, with the boxes already unpacked, is the ultimate fresh start.
December, however, is hardly the quietest month to move. Viewings, surveys and solicitors’ deadlines all have to fit around office parties, nativity plays and family gatherings, and many businesses slow down between Christmas and New Year.
Our estate agents in Ilford and Newbury Park are often asked how realistic an end-of-year move is, and what needs to happen first. With that in mind, we’ve put together a practical checklist to help you plan each stage.
1. Start the clock early
From accepting an offer to completion, the conveyancing process often takes around three to four months, and it can take longer when a chain is involved.
If you’ve already agreed a sale, or you’re a chain-free buyer, a move before Christmas may well be within reach. If you’re just starting out, the new year is a more realistic goal, but the groundwork you do now will make everything faster later.
2. Pick your perfect patch
Before you start browsing, decide what your next home really needs to offer. Think about bedrooms, outside space, parking, schools and local amenities.
Each neighbourhood has its own character. You might be trading a flat near Ilford town centre for a family home in Newbury Park, or weighing up Gants Hill, Seven Kings, Barkingside or Wanstead.
3. Test the commute
Ilford and Seven Kings are on the Elizabeth line, while Gants Hill, Newbury Park, Barkingside and Wanstead are served by the Central line.
A journey that looks simple on a map can feel very different at 8am on a Monday, so try your usual route at rush hour before you commit.
4. Get mortgage-ready
If you’re buying, a mortgage agreement in principle shows sellers you’re serious and gives you a clear budget to work with.
Don’t forget the extra costs of moving, such as solicitors’ fees, surveys, removals and any Stamp Duty due. Having your ID and proof of funds ready will also speed up the checks your solicitor and estate agent are required to carry out.
5. Set the scene for viewings
If you’re selling, try to see your home through a buyer’s eyes. Clear worktops, tidy cupboards and remove any furniture that makes a room feel cramped.
There’s no need to take on major renovations. Refreshing tired paintwork, replacing blown bulbs and tidying the garden will all help your home look well cared for. With the afternoons drawing in, switching on lamps before a viewing will also help rooms feel bright and welcoming.
6. Get your paperwork in order
You’ll need an Energy Performance Certificate (EPC) before your home can be marketed. They’re valid for ten years, so check whether yours is still in date.
Your solicitor will also ask for guarantees and certificates for any work carried out, such as new windows, a boiler replacement or an extension. If you’re selling a leasehold flat, request the management pack from your managing agent straight away, as it can take several weeks to arrive.
7. Beat the festive rush
The weeks before Christmas are among the busiest of the year for removal firms, so book as soon as you have a likely moving date.
When comparing quotes, check exactly what’s included, as some firms offer a full packing service while others simply provide a van and crew. If you’re moving to or from a flat, find out about lift bookings and parking in advance.
8. Pack with a plan
Moving is the perfect excuse for a clear-out. Go room by room, and decide what to keep, sell, donate or recycle, before you start filling boxes.
Pack the things you use least first and label each box with the room it’s going to. Keep an essentials bag with toiletries, chargers, medication and a change of clothes, so you’re not rummaging through boxes on your first night.
9. Spread the word
Even if you’re only moving a few streets away, your new address needs to reach all the right people.
Set up a Royal Mail redirection at least a week before you move, and update your bank, employer, GP and the DVLA. Tell your local council for council tax, and remember to register to vote at your new address. If your children are changing schools, check how the move could affect their place or any upcoming applications.
10. Prepare for key day
On completion day, keys are usually released once the funds have been transferred, which can take until early afternoon. Let your removals firm know so that everyone can plan around it.
Keep an eye on the forecast too. Old towels and floor protectors will save your carpets from muddy footprints, and valuables and important documents are best kept with you rather than on the van.
11. Take one last look
Before you hand over the keys, check wardrobes, cupboards, the loft and the shed. Take a final meter reading, close the windows and switch off anything that needs it.
When you arrive at your new home, take another meter reading, unpack the essentials and leave the rest for another day.
New year, new home
Moving at this time of year takes planning, but with an early start and a clear checklist, it’s entirely achievable.
